Krushi Samruddhi Kendra: New Townships on Samruddhi Mahamarg — Locations, Land Pooling & Status
Krushi Samruddhi Kendras, also called Krushi Samruddhi Nagar or Krishi Samruddhi Kendras, are the new planned townships that MSRDC is developing at nodes along the 701 km Samruddhi Mahamarg between Nagpur and Mumbai. The expressway was never meant to be just a road. It was designed as an economic corridor, with agro-industrial towns spaced along it so that Vidarbha and Marathwada could process, store and ship what they grow instead of trucking it raw to Mumbai. This guide covers the essentials in one place: what the townships are, the priority locations, the land pooling deal, the full proposed node list, the current status and a realistic timeline. We manufacture construction machinery at MIDC Bhosari, Pune, and we update this page as the project moves. Last verified: September 2026.
Krushi Samruddhi Kendras in one minute
The Maharashtra State Road Development Corporation (MSRDC) builds and runs the Samruddhi Mahamarg. It has also been appointed as the New Town Development Authority (NTDA) for these townships under Section 113 of the Maharashtra Regional and Town Planning Act, 1966. That gives MSRDC the same kind of planning and land powers CIDCO used to build Navi Mumbai. Each township is planned at roughly 1,000–1,500 hectares, sited near an expressway interchange, and zoned for agro-processing, logistics, industry, housing and services.

Why the Samruddhi Mahamarg needs townships at all
Expressways in India have usually made money for the cities at either end and very little for the land in between. The Mumbai–Pune Expressway is the classic example: the growth went to Panvel, Talegaon and Hinjawadi, not to the farmland beside the carriageway. An access-controlled road has no shopfronts, and traffic flows past villages rather than stopping in them.
The Krushi Samruddhi Kendras are MSRDC's answer to that problem. Growth is concentrated at planned nodes near interchanges rather than spread thinly along 701 km. Each node is meant to give farmers in the belt a local market, processing capacity, cold storage and warehousing, and a direct high-speed link to the Mumbai and JNPA ports in the west and to Nagpur's MIHAN cargo hub in the east. "Krushi" means agriculture, and the name signals the idea: agriculture-led towns that grow into industrial centres.
Priority locations: the seven finalised townships
In August 2024, MSRDC's Vice Chairman and Managing Director said seven locations had been finalised, with consent from about 61% of the farmers involved. All seven are in Vidarbha and Marathwada, the two regions the expressway was built to open up.
| Township location | District | Region |
|---|---|---|
| Kelzar | Wardha | Vidarbha |
| Virul Nagzari | Wardha | Vidarbha |
| Mehkar | Buldhana | Vidarbha |
| Sawargaon Mal | Buldhana | Vidarbha |
| Hadas Pimpalgaon | Chhatrapati Sambhajinagar | Marathwada |
| Ghaygaon Jambhargaon | Chhatrapati Sambhajinagar | Marathwada |
| Vaijapur | Chhatrapati Sambhajinagar | Marathwada |
MSRDC said detailed project reports had been prepared for these seven locations. It has pitched them as modern townships with space for textiles, electronics, transport, pharmaceuticals and agro-processing, and has projected direct and indirect employment of over 5 lakh people once they are built. That job figure is a stated target, not a count of anything that exists yet.
The full proposed node list
MSRDC's earlier planning documents listed the proposed townships by expressway chainage, measured in kilometres from the Nagpur end. The list below is that planning-stage proposal. The final set has since been revised down, so treat any node not in the priority seven above as proposed, not confirmed.
| Code | Proposed township | Chainage from Nagpur (km) |
|---|---|---|
| NT1 | Virul | 80 |
| NT2 | Dattapur | 105.7 |
| NT3 | Shivnil | 137.5 |
| NT4 | Sheh | 182.1 |
| NT5 | Vanoza | 210.5 |
| NT6 | Ridhora | 239.6 |
| NT7 | Sabra Kabra | 283.3 |
| NT8 | Sawargaon Mal | 340 |
| NT9 | Jamwadi | 365 |
| NT10 | Hadas Pimpalgaon | 470 |
| NT11 | Ghaygaon / Jambhargaon | 488.5 |
| NT12 | Dhotra | 505 |
| NT13 | Savali Vihir | 520.7 |
| NT14 | Fugale | 635 |
| NT15 | Sapgaon | 670 |
| NT16 | Hivras / Lenad | 673 |
| NT17 | Chinchwali | 685 |
Four of the seven priority locations appear on this proposal list: Virul, Sawargaon Mal, Hadas Pimpalgaon and Ghaygaon/Jambhargaon. The other three (Kelzar, Mehkar and Vaijapur) were added or re-sited later. A broker selling plots near an "upcoming Krushi Samruddhi Kendra" should be able to show you MSRDC's notification for that specific node. If they can't, treat the claim as marketing.
Land pooling: how farmers are compensated
The townships are being assembled mainly through land pooling, with direct purchase or acquisition used where needed. Under the terms MSRDC described in August 2024, a participating farmer receives two things:
- 30% of their land back as a developed plot inside the township, serviced with roads and utilities.
- An annual payment of ₹75,000 per acre for an initial period while the township is being developed.
The 30% return is noticeably higher than the 22.5% offered in MMRDA's Mumbai 3.0 KSC New Town. The trade-off is location: a developed plot in a Vidarbha agro-town and one near the Navi Mumbai airport are very different assets. Land pooling only works with enough contiguous consent, which is why the priority list is limited to places where farmer consent was secured first.
The expressway the townships sit on
The Hindu Hrudaysamrat Balasaheb Thackeray Maharashtra Samruddhi Mahamarg is a 701 km, six-lane access-controlled expressway built by MSRDC at a cost of about ₹55,335 crore. It is designed for 150 kmph. It runs through 10 districts (Nagpur, Wardha, Amravati, Washim, Buldhana, Jalna, Chhatrapati Sambhajinagar, Ahilyanagar, Nashik and Thane) and 392 villages. The first stretch, Nagpur to Shirdi, opened in December 2022. The last 76 km, Igatpuri to Amane, opened in June 2025, making the whole expressway operational and cutting Nagpur–Mumbai travel from roughly 16–18 hours to 7–8.
Feeder expressways extend its reach further, including the 179.85 km Jalna–Nanded greenfield expressway into central Marathwada. The townships are meant to be where all that connectivity turns into jobs.
Timeline: where the townships actually stand
| Milestone | Date |
|---|---|
| MSRDC appointed NTDA for Krushi Samruddhi Nagar under Section 113, MR&TP Act | Project planning stage |
| Development plans prepared for 8 of 19 proposed towns | Reported November 2022 |
| Nagpur–Shirdi stretch of the expressway opens | December 2022 |
| 18 townships announced; 7 locations finalised with about 61% farmer consent | August 2024 |
| Full 701 km expressway operational (Igatpuri–Amane opens) | June 2025 |
| MSRDC seeks urban planners' models for land around its 25 interchanges | August 2026 |
The townships have moved much more slowly than the road, and that should be said plainly. In August 2026 MSRDC went back to urban planners for workable development models for the land around its 25 interchanges, covering options such as townships, hotels, agro-processing centres and theme parks. An earlier attempt to monetise these sites failed because MSRDC's reserve prices were too high to attract bidders. So the likely sequence is this: the priority nodes with secured consent move first, and development there leads with logistics, warehousing and agro-processing before housing follows.
What the townships change for Vidarbha and Marathwada
Farmers: a local processing and storage base changes what a harvest is worth. Produce that today leaves as raw cotton, soybean, oranges or pulses can be graded, stored, processed and shipped to port in a day. The annual pooling payment also gives participating farmers income during the build-out years.
Industry and logistics: land beside an interchange with direct access to the ports and to MIHAN is exactly what warehousing, cold chain and light manufacturing look for. Chhatrapati Sambhajinagar holds three of the seven priority nodes and already has an established industrial base and the AURIC township, which makes it the strongest early candidate.
Construction economy: every node starts as bare land and needs the same first wave of work: internal roads, formation, drains, water and power corridors, then sheds and warehouses. Much of this belt sits on Deccan black cotton soil, an expansive clay that swells when wet and shrinks when dry. It needs careful moisture control and proper compaction in layers. That means tamping rammers for trenches and cohesive backfill, plate compactors for granular sub-base, and walk-behind rollers for internal roads and footpaths.
Warehouses, cold stores and processing plants all stand on reinforced foundations and industrial floor slabs. The rebar work needs bar bending, bar cutting and bar threading machines. The floors need bull floats, power trowels and concrete cutters for joints. Vidarbha's summer heat shortens the finishing window on every pour, so finishing capacity on site matters more here than in milder climates.

Krushi Samruddhi Kendra vs MIDC vs Mumbai 3.0
These are often confused, so here is the short version.
MIDC industrial areas are the state's existing industrial estates: serviced plots allotted to industry, with no township or farmer-partnership model.
Krushi Samruddhi Kendras are MSRDC's new agro-industrial townships on the Samruddhi corridor. They are assembled by land pooling at a 30% developed-land return and aimed at Vidarbha and Marathwada.
Mumbai 3.0 (KSC New Town) is MMRDA's new city near the Navi Mumbai airport and Atal Setu, at a 22.5% land return. It is a metropolitan expansion rather than a rural growth node.
If you are buying land, the first question is the same everywhere: which authority's notification covers this parcel?
Frequently asked questions
What is a Krushi Samruddhi Kendra?
A Krushi Samruddhi Kendra, also called Krushi Samruddhi Nagar, is a planned agro-industrial township being developed by MSRDC at a node along the Samruddhi Mahamarg. Each is planned at about 1,000–1,500 hectares for agro-processing, logistics, industry, housing and services.
How many townships will be built along the Samruddhi Mahamarg?
MSRDC's current plan is 18 townships. Earlier planning documents listed 19, and the original concept was around 24. Seven priority locations have been finalised so far.
Where are the Krushi Samruddhi Kendras located?
The seven finalised priority locations are Kelzar and Virul Nagzari in Wardha district, Mehkar and Sawargaon Mal in Buldhana district, and Hadas Pimpalgaon, Ghaygaon Jambhargaon and Vaijapur in Chhatrapati Sambhajinagar district.
What do farmers get under Samruddhi land pooling?
Under the terms MSRDC described in 2024, participating farmers receive 30% of their land back as a developed plot inside the township, plus an annual payment of ₹75,000 per acre for an initial period.
When will the Samruddhi townships be ready?
No firm completion dates have been announced. The expressway has been fully operational since June 2025, but the townships are still at the land pooling and planning stage. In August 2026 MSRDC was seeking development models for its interchange land. Expect the priority nodes to move first, led by logistics and agro-processing.
Who is developing the Krushi Samruddhi Kendras?
MSRDC, the Maharashtra State Road Development Corporation, which built the Samruddhi Mahamarg and has been appointed New Town Development Authority for the townships under Section 113 of the MR&TP Act, 1966.
Is it safe to buy land near a proposed Samruddhi township?
Only after checking. Many nodes on early lists have been revised or dropped. Ask the seller for the MSRDC notification covering that specific node, and confirm the parcel's zoning and title before paying. We are not legal advisers; for land purchases, consult a qualified professional.
